The Cato Springs Village design charrette developed a conceptual master plan for a ~230-acre site in Fayetteville, Arkansas. Work was informed by existing conditions including topography, vegetation, trails and greenways, soils, and infrastructure, with the trail network and proximity to Mt. Kessler Regional Park serving as primary organizing elements.
The charrette tested a framework centered on a market center with a small-scale retail component, trailside amenities, and multiple neighborhoods with a mix of multifamily, townhomes, cottages, single-family, and estate lots, supported by a hierarchy of street sections and alleys. Emphasis was placed on double-loaded streets, design efficiency and flexibility, working with civil and landscape to locate above-ground stormwater retention, and creating a green network that both adds to the efficiency of the plan and connects to the extensive existing trail network, while considering phasing to align construction with market absorption.
